Proper Asphalt Maintenance to Withstand all Weather

Keep Asphalt Free of Debris and Clutter
The first step in making sure that your asphalt can withstand all types of weather is to keep the asphalt clear of anything after it is laid. This is a critical step in maintaining the structural integrity of the pavement surface. Leaves and other debris left on the surface will retain moisture and ultimately degrade the oils in the surface at a much faster rate than normal. This leads to raveling of the surface and eventually will require a costly premature repair. Additionally, it is important to keep vegetation from encroaching on the edges of the pavement. Grass and weeds, if allowed to grow over the edges of the asphalt, will root into the pavement surface over time.  

Drainage is Important
Your asphalt will last much longer if properly drained. Water that is allowed to collect on the asphalt as a result of improper drainage is extremely detrimental. Without proper drainage, the asphalt can be damaged by pooled water from rain and snow. This leads to freeze / thaw cycle damage to the surface itself, widening of existing cracks, and development of new cracks. Standing water can also enter through the cracks and lead to subgrade degradation, which is the primary cause of potholes.  

Repair all Cracks

Apply Seal Coat
Seal coating is a great way to prevent cracking and other surface damage to the asphalt. These coatings can also repel water and help keep your asphalt looking new and neat.

When prepping your asphalt for winter weather, start by cleaning it as thoroughly as possible. This will make it possible to see any damages or cracks. If found, have them repaired as soon as possible, prior to any severe winter weather. As mentioned above, sealing any cracks you might have noticed in your asphalt is critical. This will prevent any water from snow and ice from widening and creating new cracks in your pavement through the freeze / thaw cycle. Additionally, clear the asphalt of debris and unnecessary objects.
